Professional Parking Lot Sealing

Parking lots experience regular vehicle traffic, oil exposure, sunlight, precipitation, road salt, and changing New England temperatures. Over time, these conditions can leave the surface faded, weathered, and more vulnerable to deterioration.

Parking lot sealcoating adds a protective layer over properly prepared asphalt. It helps limit surface exposure while restoring a darker, more uniform appearance.

Professional parking lot sealing can help:

  • Refresh faded or weathered asphalt
  • Create a cleaner, more professional appearance
  • Protect the surface from water and UV exposure
  • Limit the effects of oil and everyday vehicle traffic
  • Support a preventative pavement-maintenance plan
  • Create a clearer surface for new line striping
  • Reduce premature surface deterioration

Sealcoating is a maintenance service. It will not repair potholes, significant cracks, drainage problems, or structural damage below the pavement. Those concerns should be evaluated and addressed before sealer is applied.

Signs Your Parking Lot Needs Attention

A parking lot does not need to be severely damaged before you begin planning maintenance.

It may be time for an evaluation if you notice:

  • Asphalt fading from black to gray
  • Small cracks beginning to develop
  • Existing cracks becoming wider
  • Rough, dry, or weathered areas
  • Potholes or broken pavement
  • Oil stains and vehicle-fluid exposure
  • Water regularly collecting in certain areas
  • Crumbling edges
  • Previous sealcoat wearing away unevenly
  • Parking lines becoming difficult to see

Every property is different. Traffic volume, pavement age, drainage, previous maintenance, seasonal exposure, and the current condition of the asphalt all affect which service may be appropriate.

Our Commercial Sealcoating Process

We begin by examining the parking lot and identifying visible cracks, potholes, worn areas, oil spots, drainage concerns, faded markings, and other signs of deterioration.

We also discuss how the property is used, including operating hours, traffic patterns, delivery schedules, tenant access, and customer parking.

Closing an entire parking lot is not practical for every property. Depending on the size and layout of the lot, we may be able to plan the work in sections to help preserve access.

Before work begins, we discuss timing, vehicle removal, drying requirements, and when each treated area may reopen.

Careful preparation helps create a cleaner, more consistent finished surface. Loose dirt, leaves, grass, gravel, and other debris must be removed before sealer is applied.

We take special care around curbs, sidewalks, buildings, landscaping, loading areas, and adjoining surfaces.

Sealcoating should not be used to cover untreated pavement damage. Eligible cracks, potholes, and other damaged areas may need separate repair before the lot is sealed.

We will explain what we notice and recommend the appropriate services based on the asphalt’s current condition.

Once the pavement is prepared and suitable weather conditions are confirmed, we carefully apply the sealcoat to create an even, professionally finished surface.

If line striping is included, the parking spaces and other approved pavement markings are completed after the sealed surface is ready.

Accurate line striping takes concentration, careful measurements, and attention to detail. Clean, visible markings help organize parking and improve the overall appearance of the lot.

Crack Repair Before Parking Lot Sealcoating

Crack repair and sealcoating serve different purposes.

Crack filling addresses eligible openings in the asphalt, while sealcoating adds a protective layer over the prepared surface. Potholes, crumbling pavement, drainage concerns, and structural failures may require another repair approach.

Addressing eligible cracks before sealcoating helps create a more complete pavement-maintenance plan. It also prevents the sealcoat from being presented as a repair for damage it cannot correct.

Parking Lot Line Striping

Fresh line striping is a natural next step after parking lot sealcoating.

New markings can help:

  • Define individual parking spaces
  • Improve traffic organization
  • Identify directional arrows
  • Mark loading or restricted areas
  • Refresh faded pavement markings
  • Create a cleaner, more organized appearance

Every property has a different layout and set of requirements. We review the existing markings and discuss the requested layout before striping begins.
